KLEO Art Residences, a Mixed-Use, Mixed-Income Community in the Washington Park Area Opens
A joint venture between two Chicago construction companies, Joseph J. Duffy and Safeway, built the recently opened artist community, designed to be a catalyst for further retail and mixed-use development along the Garfield Boulevard corridor.
CHICAGO – September 13, 2019 – A new mixed-use, mixed income development, KLEO Art Residences, 5504 S. Michigan Ave., recently opened in the Washington Park area. The four-story, L-shaped project is located at Garfield Blvd. and South Michigan Ave. The structure features 58 apartment homes, along with 5,000 square feet of retail, community gathering and artist studio space on the ground floor.
A joint venture between two Chicago construction companies, Joseph J. Duffy and Safeway, constructed the innovative building, which features polycarbonate curtain wall panels, the first of their type to be used in the Chicago area.
“This project, with its two-toned, translucent panels was both interesting and challenging,” said Joseph Beuttas, vice president, business development for Joseph J. Duffy Co. “The exterior is a first for Chicago and the Midwest, we were excited to successfully complete this sleek building.”
According to the website of Northbrook-based developer, Brinshore Development LLC., the community is expected to be a catalyst for further retail and mixed-use development along the Garfield Boulevard arts corridor. Brinshore termed the design created by the award-winning Chicago architecture firm JGMA “groundbreaking.”
“Featuring a design that pushes the boundary of modern aesthetics, the building’s architecture will complement the styles of the neighborhood,” said Brinshore Development on their website. “Yet its translucent façade will … glow in the evening hours, becoming a beacon of hope to the community.”
The results are an environment that encourages the creative talents not only for the residents, but the greater community. The translucent façade allows for optimal natural light for its artist occupants during the day. As a building material, polycarbonate has other benefits beyond its translucency. It is resistant to shock and fracture and weighs less than half the weight of glass.
The KLEO Art Residences are next door to the K.L.E.O. Community Family Life Center. Both are named after Kleo Barrett, who was murdered while in the process of building a community center focused on youth empowerment and helping to eradicate violence by bringing opportunities to those in need. Her brother, Torrey Barrett is carrying on her legacy as the founder and vision behind life center and the residential development.
